Commercial Pest Control Authority Page
Commercial pest control for Kansas City warehouses, offices, storage facilities, and property managers.
Reliable, predictable pest management built around your facility. Service frequency tailored to your building type, your pest pressure, and your operations — most accounts run on a monthly cadence, but we’ll build the right schedule for your space. One local team. One consistent technician. One straightforward invoice.
Built for the businesses we serve best
Our commercial program is purpose-built for facilities that need consistent, professional pest prevention with predictable recurring service. We focus where we can deliver the highest level of care — and our customers benefit from that focus.
Warehouses & Distribution
High pest pressure from open dock doors, pallets, paper goods, and seasonal rodent activity. Our service program focuses on exterior perimeter defense, interior monitoring at vulnerable zones, and quick response to seasonal pressure shifts. Frequency built around your facility — coordinated to fit your shift schedule and dock operations.
Self-Storage Facilities
Storage units attract pests because of what tenants store — mattresses, paper, cardboard, occasional food residue. Recurring perimeter and common-area service keeps pest pressure low across the entire property. We coordinate with facility managers for unit access when needed and provide reporting suitable for regional or national operators.
Offices & Professional Buildings
Standard 8-to-5 offices, professional service firms, agencies, and multi-tenant buildings. Discreet, uniformed service scheduled around your hours. Common areas, breakrooms, perimeter, and entry points handled on a consistent visit cadence so pests stay invisible to your team and your clients.
Property Management Portfolios
Manage multiple buildings? We service entire portfolios under one master agreement with consolidated billing and individual building service reports. One point of contact across your whole book — whether your properties are in Olathe, Overland Park, Lee’s Summit, or anywhere else in the KC metro.
Light Industrial & Manufacturing
Non-food manufacturing, fabrication shops, machine shops, and light industrial facilities. Our service program handles general pest pressure around employee areas, production floors, exterior dock zones, and office sections. Service planned around your operational schedule, with documentation for any internal safety requirements.
Retail Storefronts
Boutiques, salons, fitness studios, auto service, professional retail, and showrooms. Customer-facing businesses where pest activity is unacceptable. Discreet, scheduled service before or after operating hours, with clean reporting and consistent technicians who learn your space.
Churches & Community Buildings
Houses of worship, community centers, and non-profit facilities. Older buildings, large footprints, and varied usage patterns create unique pest challenges. We work with church administrators and facility committees to build affordable service programs that keep your buildings welcoming for everyone who walks in.
Auto Dealerships & Service Centers
Showrooms, service bays, parts departments, and customer waiting areas. Each zone has different pest pressure and different visibility requirements. Our service program addresses the full facility with care that respects your customer experience and your operations.
How our commercial program works
Straightforward, predictable, and built around how facilities actually operate. No surprises, no babysitting required.
On-site inspection
We come out, walk your facility, and identify pest pressure points based on what we actually see — not a phone estimate. You get a custom quote built around your specific building, square footage, and usage patterns. No pressure, no obligation.
Custom service program
Your program is built around what your facility actually needs — not a one-size template. Most commercial accounts run on a monthly cadence, but service frequency flexes by facility type and pest pressure. We quote what we’ll charge, charge what we quote.
Consistent technician, consistent service
You get the same technician on a predictable schedule. They learn your building, your access points, and your pressure zones — so service gets better month after month. No rotating crews, no re-explaining your facility to a new face every visit.
Documentation when you need it
Detailed service reports after each visit. Certificate of Insurance available on request. W-9 ready. Single point of contact in our Olathe office for billing, scheduling, and any service question. The paperwork is handled before you need it.
Why facilities managers in KC choose Midway
Six things our commercial customers tell us matter most — and six things we built our program around.
One technician, one relationship
No rotating service crews. The tech who walks your warehouse in January is the same one walking it in November. They learn your building, your pressure points, and your preferences — so service quality compounds over time instead of resetting.
Predictable recurring billing
One flat invoice for your scheduled service — no surprise charges for routine visits. Other services we provide (rodent work, wildlife, bedbugs, etc.) are quoted separately and transparently when needed. Your accounting team will appreciate the clean recurring line item.
Free re-service between visits
If pest activity shows up between scheduled visits, we come back. Included in your service agreement — no extra invoice for routine re-service. Some exclusions apply (we’ll go over the details during your inspection so there are no surprises).
Built around your operations
Service scheduled around your business hours. Standard business-hour service is the default for most facilities; we’ll coordinate access for early-morning, after-hours, or weekend visits when your operations require it. Your facility, your schedule.
Local accountability, not a call center
When you call Midway, you reach our Olathe office — real people who know your account. Owner-operated means decisions get made locally and the buck stops with someone whose name is on the door. No phone trees, no offshore queues, no “let me escalate that.”
Licensed in Kansas and Missouri
Whether your facility is in Olathe or Lee’s Summit — or anywhere else across the KC metro — we’re licensed to service it. One vendor across your full portfolio means one relationship, one invoice format, one consistent service standard regardless of which side of the state line your buildings sit on.
What your service program covers — and what’s available when you need it
Your recurring service fee covers what your facility needs on an ongoing basis. Everything else is available from the same vendor when it comes up — quoted separately, handled professionally, no need to find another company.
General insect & pest management
Your service program handles the pests that need consistent attention to prevent — covering both exterior perimeter defense and interior treatment as needed.
- Ants — colony-level treatment at entry points and trails
- Spiders — perimeter spray and interior void treatment
- Cockroaches — targeted treatment and ongoing prevention
- Beetles — pantry, carpet, and structural beetles
- Occasional invaders — silverfish, earwigs, centipedes, sowbugs, springtails
- Stinging insects on routine encounter — paper wasps, yellowjackets at entry points
- Exterior perimeter treatment around the building footprint
- Interior service at vulnerable zones — restrooms, breakrooms, storage, dock areas
- Service report after every visit
- Free re-service between visits (some exclusions apply)
Specialty services — one vendor, no scrambling
When something outside routine pest pressure comes up, you don’t have to call another company. We handle the full range — quoted separately so your recurring invoice stays clean and predictable.
- Rodent control & monitoring — mice and rats, full exclusion programs, exterior bait station programs
- Wasp & hornet nest removal — major nests, recurring problem zones, full property inspections
- Bedbug response — inspection, treatment, and verification for multi-unit and commercial environments
- Bird control — deterrent systems, exclusion, droppings cleanup for buildings with bird pressure
- Wildlife removal — bats, squirrels, raccoons, and other nuisance wildlife in attics, roofs, or exterior structures
- Termite services — inspections, Sentricon® monitoring, and treatment
- Mosquito management — seasonal programs for properties with outdoor employee or customer areas
- Attic restoration — cleanup, sanitizing, and TAP® insulation replacement after wildlife damage
“Your operation has enough variables. Pest control shouldn’t be one of them.”
Dear Facilities Manager,
My name is Luis Gonzalez. I own and operate Midway Pest Management out of Olathe, Kansas. I built our commercial program because I kept hearing the same story from facility and property managers across the metro — their pest company showed up late, sent a different tech every visit, billed them inconsistently, and left them chasing paperwork at the worst possible time.
We do it differently. You get the same technician on a predictable schedule. You get one straightforward recurring invoice. You get service reports after every visit, a Certificate of Insurance on request, and a real local team in our Olathe office that answers when you call. No call centers. No rotating crews. No surprises.
I focus our commercial program on the businesses we serve best — warehouses, offices, storage facilities, property management portfolios, light industrial, retail, churches, and similar facilities. That focus is what lets us deliver consistent quality at a fair price, visit after visit.
My commitment to every commercial customer
Consistent technicians, predictable recurring billing, transparent quoting for any additional service, fast response to issues between visits, and direct access to our office for anything you need. We won’t be the vendor that lets you down. I put my name on it.
If you’re considering switching providers, or you’ve never had a real commercial program in place, send us your facility details. We’ll come out, walk the building, and quote you a service program built around what your facility actually needs. No pressure, no obligation, no high-pressure follow-up.
Luis Gonzalez

Commercial pest control FAQ
How much does commercial pest control cost?
Commercial pricing depends on facility type, square footage, and pest pressure — we quote each program after an on-site inspection. Most service programs are competitive with — or better than — what our customers were paying their previous provider, and our customers tell us the consistency and service quality make the bigger difference. Call us with your facility details for a fast estimate.
How often will you service my facility?
Most commercial accounts run on a monthly schedule, but service frequency flexes based on facility type and pest pressure. Some facilities need more frequent service during certain seasons; others run perfectly on a quarterly or bi-monthly cadence. We build the schedule around what your building actually needs — not a one-size template.
What pests are included in service?
Your service program covers general insect and pest management — ants, spiders, cockroaches, beetles, occasional invaders, and routine stinging insect activity at entry points. Specialty services like rodent programs, wildlife removal, bedbug treatment, and bird control are available separately when needed, so your recurring invoice stays consistent and you have one vendor for everything.
Do you provide a Certificate of Insurance?
Yes. Certificates of Insurance are available on request — just let us know who to address it to and we’ll get it issued. We’re licensed and insured in both Kansas and Missouri.
What kind of contract do you require?
Most of our commercial customers run on an open-ended service agreement — straightforward terms, no long-term lock-in. We’ll discuss the right structure for your facility during your inspection. For multi-property portfolios, we also offer master agreements covering your full book under unified terms.
What happens if pests show up between scheduled visits?
Free re-service is included in your service agreement (some exclusions apply — we’ll walk through the details during your quote). Just call us. We’ll get a tech out to address the issue without an extra invoice for routine re-service.
How quickly can you start service?
Typically within days of finalizing your service agreement. For urgent situations, we can often schedule the initial visit faster. Call us with your facility details and we’ll discuss your timeline.
Do you service multiple locations under one agreement?
Yes — property managers, multi-site operators, and businesses with several locations can be covered under a single master agreement. Consolidated billing, individual building service reports, and one point of contact for your full portfolio. Whether you have 3 buildings or 30, we make it simple.
What if my facility is across the state line?
Not a problem. We’re licensed and insured in both Kansas and Missouri. Many of our commercial customers have properties on both sides of the state line, and we service them all under one agreement with one consistent standard.
Will the same technician service my facility every visit?
Yes. Consistent technician assignment is a core part of our commercial program. Your tech learns your building — your access points, your pressure zones, your preferences — and service quality improves over time. No rotating crews, no re-explaining your facility every visit.
Can you service my facility outside of business hours?
Standard service runs during business hours for most facilities, but we coordinate early-morning, after-hours, or weekend visits when your operations require it. Just let us know your scheduling needs during the inspection and we’ll build the program around your hours.
What documentation do I receive?
You receive a service report after every scheduled visit detailing the work performed, areas treated, products used, and any observations. Certificate of Insurance is available on request, and we provide W-9s for new vendor setup. For multi-property portfolios, you receive individual reports per building under consolidated billing.
