What it is

What is commercial termite pretreatment?

Termite pretreatment is a soil application performed during the early stages of construction — before the slab is poured — that creates an invisible chemical barrier between the ground and the structure. It’s the most cost-effective termite protection available because it’s done when the soil is accessible and the building isn’t in the way.

How it works

We apply a professional-grade liquid termiticide to the soil underneath and around the foundation during construction — after grading and before the slab pour. The treatment creates a continuous chemical barrier in the soil that kills termites on contact as they attempt to reach the structure. This barrier remains active in the soil for years, providing long-term protection from the moment construction is complete.

When it’s applied

Pretreatment is applied at specific stages during construction: after excavation and grading, before vapor barriers and concrete are placed. Treatment timing is coordinated with your construction schedule — we work around your pour dates, not the other way around. For projects with multiple phases or buildings, we schedule each treatment to align with your construction sequence.

What we treat

Every area where termites could access the structure through the soil: the soil beneath the entire slab footprint, around foundation footings, along plumbing penetrations, at expansion joints and cold pour joints, around utility conduits, and anywhere the soil contacts the foundation. Complete coverage — no gaps, no shortcuts.

Why Kansas City needs pretreatment

The conditions that make pretreatment essential — not optional

Kansas City isn’t just in termite territory — it’s in one of the most active termite zones in the United States. Skipping pretreatment on a commercial build here isn’t a gamble — it’s a guarantee of future problems.

Highest-risk soil conditions

Kansas City’s clay-heavy soil retains moisture at the foundation level for extended periods after rain — exactly the conditions Eastern Subterranean Termites need to thrive. Termite colonies are already present in the soil across the metro. Construction disturbs those colonies — and displaced termites seek new food sources. Your new structure is the closest one.

Building code requirements

Kansas and Missouri building codes require termite protection for new commercial construction. Pretreatment satisfies this requirement and provides the documentation needed for inspections, certificates of occupancy, and future real estate transactions. Without proper documentation, your project can face delays at the inspection stage.

Construction disturbs existing colonies

Excavation, grading, and foundation work disturb termite colonies living in the soil. These displaced colonies don’t disappear — they relocate. New structures built on recently graded soil are immediate targets because the termites are already there, already displaced, and already looking for new food sources. Pretreatment intercepts them before they reach the structure.

Post-construction treatment costs 10x more

Treating a completed building for termites requires drilling through finished floors, trenching around foundations, and disrupting tenants or operations. It’s expensive, disruptive, and difficult. Pretreatment during construction — when the soil is exposed and accessible — costs a fraction of post-construction treatment and provides better coverage because nothing is in the way.

Protects your investment from day one

A commercial building represents hundreds of thousands to millions of dollars in investment. Termite damage to structural components — floor joists, wall framing, support beams — can cost tens of thousands to repair and disrupt operations for weeks. Pretreatment is the cheapest insurance policy available — pennies per square foot for years of protection.

Increases property value & marketability

Documented termite pretreatment is a selling point for commercial properties. Buyers, lenders, and tenants want proof that the structure was protected from the start. Complete treatment records demonstrate responsible construction practices and provide peace of mind for future transactions. Properties without pretreatment documentation face scrutiny during due diligence.

Complete coverage

Treatment areas — every access point protected

Termites exploit any gap in coverage. Our pretreatment protocol covers every area where termites could reach the structure through the soil.

Sub-slab soil treatment

The entire soil area beneath the slab footprint is treated with liquid termiticide before vapor barriers and concrete are placed. This creates a continuous horizontal barrier between the soil and the underside of the slab — the primary pathway termites use to reach the structure.

Foundation footings & perimeter

Soil along the inside and outside of foundation footings is treated to create a vertical barrier. Termites that travel along the exterior of the foundation encounter the treated zone before they can reach the wood framing above. This perimeter treatment is critical for complete protection.

Plumbing penetrations & utility conduits

Every point where plumbing, electrical, or HVAC lines penetrate the slab is treated. These penetrations create gaps in the concrete that termites exploit — the soil around each penetration must be treated to close these pathways. Missed penetrations are one of the most common pretreatment failures.

Expansion joints & cold pour joints

Joints in the concrete — expansion joints, control joints, and cold pour joints — create seams that termites use to access the structure. We treat the soil along every joint to ensure continuous barrier protection. These seams are often overlooked by less thorough applicators.

Why builders choose Midway

What contractors and developers get when they work with us

We understand commercial construction. We’ve worked alongside GCs, superintendents, and project managers on projects across the KC metro. Here’s what makes us different.

01

We work on your schedule — not ours

Construction timelines don’t wait for anyone. When your pour date is Thursday, we’re there Wednesday. Consistent quality across multiple projects

Builders who work with us once tend to use us for every project going forward. Same team, same quality, same reliability — project after project. We’ve built long-term relationships with contractors across the KC metro because we show up on time, do the work right, and make the paperwork easy. No surprises.

05

Owner-operated accountability

When you hire Midway, you’re working with Luis Gonzalez’s company — not a national franchise where your project is one of hundreds. Luis personally oversees commercial pretreatment operations. If something needs to be adjusted, rescheduled, or discussed, you reach the owner directly. That kind of accountability matters on a construction site.

06

Competitive pricing — no project too large or small

From a single-pad restaurant to a multi-building apartment complex, we price competitively and treat every project with the same thoroughness. We provide free estimates quickly so you can include pretreatment in your project budget from the planning stage. No surprises at invoicing.

How it works

Our commercial pretreatment process

Simple, efficient, and designed to integrate seamlessly into your construction schedule.

1. Free estimate & site review

Send us your plans or give us a call. We review the project scope — building footprint, slab type, number of penetrations, and construction timeline — and provide a detailed estimate. For multi-phase or multi-building projects, we break the estimate down by phase so you can budget accurately.

2. Schedule around your pour date

We coordinate directly with your superintendent or project manager. Treatment is scheduled after grading and before vapor barriers and concrete placement. We confirm timing in advance and adjust if your schedule shifts — because construction schedules always shift. Flexibility is built into how we operate.

From the owner

Dear Builder / Developer,

“Your project has enough variables. Termite pretreatment shouldn’t be one of them.

My name is Luis Gonzalez. I own Midway Pest Management. I started offering commercial pretreatment because too many builders told me the same story — their pretreatment company showed up late, held up the pour, or delivered incomplete documentation that caused problems at inspection.

We do it differently. We schedule around your timeline. We show up when we say we will. We treat every square foot with the same thoroughness whether it’s a 2,000 sq ft restaurant pad or a 200,000 sq ft warehouse. And your documentation is ready before you need it — not weeks after.

I personally oversee our commercial pretreatment operations. If you need something adjusted, rescheduled, or discussed, you reach me directly. I know how construction works, I respect your timeline, and I understand that your reputation depends on every subcontractor performing. We won’t be the one that lets you down.

My commitment to every builder

On-time scheduling around your pour date, thorough treatment meeting or exceeding code requirements, complete documentation delivered immediately, and direct access to the owner for any questions or adjustments. Project after project, build after build.

Send me your plans. I’ll have an estimate back to you quickly.

Common questions

Commercial pretreatment FAQ

Questions builders and developers ask most about termite pretreatment.

Is pretreatment required by code?

Yes — Kansas and Missouri building codes require termite protection for new commercial construction. Pretreatment is the most common and cost-effective method to satisfy this requirement. We provide complete documentation that meets inspection requirements in both states and all KC-area municipalities.

When during construction do you treat?

After grading and before vapor barriers and concrete are placed. We coordinate with your superintendent to schedule treatment immediately before your planned pour date. If your schedule shifts, we adjust — construction timelines are flexible and so are we.

What product do you use?

We use professional-grade liquid termiticide applied at rates meeting or exceeding manufacturer specifications and local code requirements. The product creates a long-lasting barrier in the soil that kills termites on contact. We provide complete product information and SDS sheets as part of our documentation package.

How long does the treatment last?

When applied correctly during construction, pretreatment provides years of soil barrier protection. The longevity depends on soil conditions, drainage, and product specifications. For maximum long-term protection, we can also recommend post-construction monitoring systems like Sentricon® for ongoing colony detection.

What documentation do you provide?

Complete treatment records including: date of application, products used, EPA registration numbers, application rates, specific areas treated, applicator name and license number, and a signed treatment certificate. This documentation satisfies building inspectors, lenders, and future property transaction requirements.

How fast can you schedule?

Typically within days of your call. We understand that construction schedules move fast and delays cost money. Tell us your pour date and we’ll be there before it. For builders with multiple projects, we set up standing scheduling arrangements so pretreatment is built into your workflow — one less thing to coordinate.

Do you handle multi-building projects?

Yes — apartment complexes, townhome developments, retail centers, and industrial parks with multiple structures. We phase our treatment to align with your construction sequence so each building is treated at the right stage. One estimate covers the entire project with per-building breakdown for your accounting.

What’s the cost?

Pretreatment is priced by the square foot and varies based on project size, slab type, number of penetrations, and soil conditions. We provide free, detailed estimates based on your plans. The cost is a fraction of what post-construction termite treatment costs — and a tiny fraction of what termite damage repair costs. Contact us with your plans for a quote.
